Playa Tesoro turnkey, beachfront condominiums are a great blended solution to care free Nicaraguan living. The concept is a free standing four unit, two level with roof top deck building on the beach in 2 geographic areas of the development. The first building is named Tesoro Tortuga and features 8 flats, large decks, huge roof top deck, a pool, a gathering centre, a bar, a jetted tub , and pool side food service. The second area, called Madera, has the same features as Tesoso Tortuga , but is built closer to the river side boat launch and fishing and boating a few steps closer. Both are on the Pacific coast of Nicaragua about 500 feet apart.
Playa Tesoro Turnkey Solutions
Each residential unit will be built to maximize the rental pool potential. A standard unit will be 3 bedroom with 2 kitchens. The interior arrangement will facilitate the rental of a 3 bedroom unit, a 2 bed + 1-bed combination with either the 1 bedroom upstairs or downstairs. The owner can also be present and have rental income simultaneously.

Purchasing
We’ve simplified the purchasing process. Once you’ve selected your dream home contact us to submit a lot reservation. Once the Sales Contract is finalized, reviewed and approved, a deposit of $5000 USD is required, with a closing date either on or before 90 days from the receipt of the deposit. Once the deposit is received the transfer land title paperwork will be prepared.
Closing costs will include 1.0% of the purchase price for municipality transfer taxes. Lawyer fees are 1.5% of the purchase price, and inscription fees for the Spanish Deed are.05% of the selling price.
Yearly municipality taxes are generally .80 of 1% of the market assessed price and additional charges at closing may be special power of attorney if applied and due diligence. Under the terms of the contract, the buyer assumes all responsibilities to pay these costs at closing.

- Collection of rents from the tenant and forward proceeds to the owner.
- If needed; we send late and eviction notices. We will initiate legal action against tenants on behalf of the homeowner.
